Pool Construction
Think possibilities when it comes to building your pool. Explore the newest technology and the hottest designs. Consider techniques that add unique architectural elements and flare. Want to know more about what goes into building an inground concrete pool? The following is an overview of the many things Presidential Pools will do to build your new inground concrete pool.
Phase1-Fencing
If fence removal is done by Presidential Pools, it will be scheduled at the time of excavation. If removal is through you, please notify us upon completion so that excavation can be scheduled.
Phase2-Layout
The outline of the pool will be spray painted on the ground per plan by our layout man. Any alterations to the placement of the pool or spa in your yard are the best handled at this point. Your signature on the layout acceptance form will help us to proceed with the next phase of construction.
Phase3-Excavation
Pool is excavated and laid out 6" larger than the finished dimensions in all directions. Forming material will be placed around the excavation of your pool or spa. This feature is to ensure a 6"x12" bond beam. Removal of dirt will be done the day of excavation. If you need extra dirt for landscaping, please be present to direct the placement of the dirt. Any dirt left will be your responsibility to either use or dispose of. You will need to sign the plan for the amount of dirt.
Phase4-Plumbing & Equipment
Non-corrosive schedule 40 PVC with schedule 40 fittings will be used on the plumbing throughout. At this time pool equipment will be set and placed per plan. If you are unsure of the location of the equipment set, please let your coordinator know and we can have you meet the plumbers the day of plumbing. If you would like to meet the plumbers, please make your self available so that this will not hold up the construction of your pool.
Phase5-Steel
3/8" diameter steel reinforcing rebar to be placed throughout the pool structure. Concrete spacers insure the steel is not against the wall or the floor of the pool. This system allows shotcrete to evenly distributed under and above steel. Our pool are professionally engineered to insure the structural integrity for the life of the pool.
Phase6-Electric
Electric wiring and all grounding will meet or exceed National Electric Code standards. Ground fault interrupter devices will be installed for protection against electric fault. If you lock your electric panel, please make sure that you unlock it once the plumbing phase has been completed.
Phase7-City Inspection
The gate must be unlocked for access. It is helpful if you notify us as soon as possible on on the status of the pre-gunite inspection. Your cooperation in this area will be helpful in moving the construction along without any further delays.
Phase8-Shotcrete
Pneumatically applied concrete is used to create the pool shell. Unless otherwise stated in your contract, the water curing of your pool is your responsibility. Water curing is critical and must be done four times a day for four days by spraying the pool shell down with water. This is done to prevent premature curing and to minimize shrinkage cracks in the shell. Please call us if there are any questions in this important step of construction.
Phase9-Waterfall & Boulder
If you have purchased a natural rock water feature or natural boulders they will be installed at this time. Also if you have purchased an Artificial Grotto with or without a slide, it will be built at this time as well. Please keep in mind that an Artificial Grotto with or without a slide will take approximately 5 days to build and no other phases can be done at this time.
Phase10-Decking
All deck around the pool will be 4" minimum thickness and cantilever 1 1/2' " into the pool. Expansion joints of the most modern material available (not a felt expansion joint), which not only aid in controlling cracking of concrete, but also add decor to the beautiful surface of your deck will be used as necessary. If you want to make changes to the deck design, they must be prior to or at deck forming. Please keep in mind any changes after the deck has been formed will result in a fee. No changes can be made after the deck pour.
Phase11-Tile
If you have purchased tile, one row of 6"x 6" decorative tile will be installed around the pool perimeter. All pool tile is frost proof and designed for swimming pools. If you wish to upgrade your tile selection, please make arrangements to do this prior to plumbing phase.
Phase12-Acrylic
This is the time when acrylic topping is placed on your poured deck. This process will take approximately 1 day during the summer and 2 days during the winter. You will not be able to walk on the acrylic topping for 24 hours after it is applied.
Phase13-Clean-Up
Both the interior and the exterior will be cleaned up at this time. Presidential Pools will remove all construction-related debris and fill in tire tracks in access area. Clean-up is in preparation for the plastering phase and will be coordinated near the plaster date.
Phase14-Fencing
If replacement of the fence is by Presidential Pools, it will be scheduled after the clean-up is complete. If replacement is by you, please call us upon completion.
IMPORTANT - YOU MUST HAVE A SELF-CLOSING, SELF-LATCHING GATE ON YOUR FENCE IN ORDER TO PASS A PRE-PLASTER INSPECTION. IF YOU HAVE DOUBLE GATE, IT MUST HAVE A LOCK ON IT. IF THE DOUBLE GATE IS THE ONLY ACCESS TO THE BACKYARD, ONE SIDE MUST BE SELF-CLOSING AND SELF-LATCHING AND THE OTHER SIDE MUST LOCK DOWN IN TO THE GROUND. ALL GATES MUST OPEN OUTWARD. IMPORTANT NOTE: NOT ALL CITIES FOLLOW THE SAME CRITERIA FOR POOL BARRIER REQUIREMENTS. PLEASE FAMILIARIZE YOURSELF WITH YOUR CITY'S REQUIREMENTS.
Phase15-PrePlaster Inspection
This inspection by the City will require that all the barrier requirements be met prior to scheduling. Someone will need to be present at the inspection so that the city may confirm that the requirements in the house are met and approved. Please call us with the results of this inspection, as it will be helpful in moving the construction along without delays.
Phase16-Interior Finish
PLASTER - Two coats pneumatically applied white marble dust and riverside white cement. Plaster is hand troweled to a non-slip waterproof surface. Once the plaster is complete, the crew will begin filling the pool and/or spa and you must have a hose available for them. DO NOT TURN OFF THE WATER WHILE FILLING YOUR POOL (bath tub ring may result). Fill your pool approximately half way up the skimmer. DO NOT STOP FILLING UNTIL POOL IS FULL!!! PEBBLE TEC - This is a two day process. The first day the Pebble Tec will be shot onto shell of the pool, the second day they will return and acid wash the pool. The water will start filling immediately. There will be a slurry pit left in your yard for about three days, it needs to sit and harden and will be removed at that time.
Phase17-Start-Up
When pool is complete and filled to the proper level, we will start your pool up. At his time we will start all the equipment and install the cleaning system. The explanation and demonstration will take approximately one hour. It is important that someone is home to receive this instructions.
